You’ve just bought a new home. Congratulations! It’s important to keep it in good repair by investing in preventative maintenance. That includes every aspect of your new house, but particularly your HVAC system. Here are some new homeowner tips for maintaining home comfort.

Know the system.

How old is your HVAC system? Has it been properly maintained? What’s its efficiency rating? Is it still under warranty, or does the system have a maintenance agreement? Will certain actions void the warranty, such as not using a licensed HVAC technician? Answering these questions will help you know how to treat the system and how much longer it will likely last.

Replace the filters.

If your air filter is allowed to become clogged, not only does it lower your indoor air quality, it also restricts airflow through the system. This wastes energy, leads to more frequent repairs, and ultimately wears the unit out more quickly. Check the filter every month and replace it every three to six months, as needed. If the filter is gray and opaque, it’s time for a replacement.

Maintain the outdoors.

As a new homeowner, you’ll want to do some landscaping to keep your yard looking tidy. When it comes to your HVAC system, this practice is functional as well as aesthetic. Your outdoor unit needs a clearance of at least 2 feet on all sides. This means trimming tall grass, clearing away leaves, and cutting back shrubs and branches to maintain proper airflow.

Set your thermostat.

Determine the thermostat settings that will best keep your house comfortable while minimizing energy usage. If you have a programmable or smart thermostat, set it for your family’s schedule.

Don’t neglect annual maintenance.

Schedule a maintenance visit not long after you move in to check whether the system is running smoothly or if there’s anything it needs. Then, continue to schedule annual maintenance visits every year to make sure the unit continues operating at peak efficiency.
